How to use this tool

    Measure your workspace. Square feet dedicated exclusively to business use, divided by total home area. Common range is 8%-15%.

    Total your household costs. Rent OR mortgage interest, utilities, home insurance, property tax, internet/phone. Keep receipts for 6 years under ITA s.230.

    Choose your filing type. Self-employed use T2125 and can claim insurance + property tax share. Employees use T777 with T2200 and cannot claim insurance or property tax.

    Apply the deduction. Subtract from business income or employment income. The deduction cannot create a loss; unused amount carries forward.

Frequently asked questions

Can I claim a home-office deduction as an employee?
Only if your employer signs Form T2200 confirming you were required to work from home. You must also either (a) principally perform your duties at home (>50% of the time) or (b) use the workspace exclusively to meet clients. Employees cannot deduct insurance, property tax, or mortgage interest — only rent, utilities, and business share of phone/internet.
What is the difference between the detailed and simplified method?
The temporary flat-rate method (up to $500) that CRA offered during 2020-2022 was retired. From 2023 onward all employees must use the detailed method with T2200. Self-employed always used the detailed method under T2125.
Can the home-office deduction create a loss?
No. Under ITA s.18(12) for self-employed and s.8(13) for employees, the home-office deduction cannot create or increase a loss. Unused deduction carries forward indefinitely to reduce future income from the same source.
